This Hard Money Lenders (HML) client had very low credit scores (asset and equity based lenders don't consider scores) and secured a home in a good location in which he put over $150,000 from a rehab loan from another lender into the property. Completing the work took longer than this borrower had planned for and with his poor credit had problems in getting it refinanced. The HML reviewed the overall deal and found the After Rehab Value (ARV) to be $550,000 and loaned him $375,000, Loan to Value (LTV 65-68%) which paid off the old rehab loan and some additional incurred expenses. In addition, the Hard Money Lender was shown since the property was completed the borrower secured additional business he was unable to acquire before due to time involved in the rehab. This deal made sense to the HML who felt regardless of the credit it was a very workable scenario.
